Resident Manager Application Process
In addition to the prescribed educational qualifications required for obtaining a Resident Letting Agents Licence, you must also submit a number of forms and approvals to the Office of Fair Trading (OFT) to acquire the necessary documentation.

Applying for a Resident Letting Agents Licence - PAMD Form 1-3
The PAMD Form 1-3 is for individuals and corporations applying for a resident letting agent’s licence. A completed form must be lodged with the Office of Fair Trading, State Development Centres or SmartLicence. To qualify you must reside in the building or complex and supply a copy of the registered survey plan and proof of body corporate approval to support your application.

Notice of Intention to Open a Trust Account - PAMD Form 18
The Office of Fair Trading must be notified in writing before a licensee can open a trust account. Lodging a completed PAMD Form 18 will commence the process for obtaining authority to open a trust account.

Appointment of Agent – Letting and Property Management - PAMD Form 20a
The PAMD Form 20a is required to be completed by the Resident Manager and each individual lot owner, not the body corporate, within the complex. If you are buying an established rights business, you will need to negotiate a new letting appointment with each lot owner in order to let and manage their lot. The only exception to this requirement is if the lot owner has agreed to automatically re-assign the appointment of a letting agent with the previous Resident Manager. If in place, this agreement would be detailed in a previously completed PAMD Form 20a (part 4.4 - the assignment clause, was added in Nov 2006). As there have been cases where the appointment of a letting agent has been transferred as part of the purchase process (prior to Nov 06), it is recommended that you consult your solicitor for further information.
This standardised government appointment form details the services you would provide for the owner, the fees you would charge for those services, and the duration of the appointment. As well as commissions on rent, you could earn income from cleaning, servicing, and maintaining individual lots, and from hiring equipment or booking tours for guests.

Application for Registration of a Business Name - Business Act Form 1
You are also required to register the business trading name with the Office of Fair Trading, to do so complete and lodge the Business Names Act Form 1.

If organizing a transfer of the business name from the current operator, complete and lodge the Business Names Act Form 4.
