The qualifications and licenses you will need

Under the Property Agents and Motor Dealers Act 2000, all resident managers in QLD must be licensed.

The licence, known as a Resident Letting Agents License, is required by a person or company that collects rent, manages property on behalf of clients (typically unit owners) within a residential complex and markets the complex as a whole.

The act, which is administered by the Office of Fair Trading (OFT), provides the legislation regulating the responsibilities of the manager in dealing with trust monies and other business activities.

Who requires a resident letting agent licence?

A licensed resident letting agent may perform their role alone, with others or as an employee of someone else.

For properties that operate a Management Rights scheme, the Property Agents and Motor Dealers Act 2000 requires that:

  • A Resident Manager must live on site and this individual must have a resident letting agent licence.
  • All those who handle trust monies must have a resident letting agent license.
  • The Proprietor (if a sole trader), a Partner (if a partnership), a Company or Trustee of a scheme must hold a resident letting agent license.
